THE SITUATION: The Sanders family owned a three-bedroom, two-bathroom bungalow in greater Manchester. After a death in the family, the surviving members wanted to sell the home quickly in order to move the probate process along.

They collected the opinions of two local Manchester estate agents, reviewed the valuation feedback, and made the formal offer to the Sanders family - at no cost to them and with no obligation.
AFTER THE OFFER WAS ACCEPTED: Once the Sanders family accepted the offer, they had to choose a completion date. In this case, because probate had been granted, they set completion for only 14 days after the offer was agreed to.
The requisite paperwork was produced and sent to the family – which included requests for some forms of identification – and then the solicitor sent the assembled “contract pack” to Yes Homebuyers’ solicitors. From there, Yes Homebuyers worked with their trained professional team of solicitors to move the sale forward (again, at no cost to the Sanders family).
While the solicitors worked through the legal side of the sale, a RICS-chartered surveyor was instructed to visit the property and complete an inspection. This is a necessary step for the company’s professional indemnity insurance, and only in extremely rare circumstances does it affect the sale, or the offer made. The survey was done entirely at Yes Homebuyers’ expense, and found no issues that would affect the sale, or the offer.
DAY OF FINALISATION: The solicitors exchanged the contracts; once those were signed and finalised, the money was sent to the Sanders’ account on the day of completion, and the family left the keys to the property in Manchester with one of the original estate agents.
