What is your £1,000 guarantee?

T&Cs to protect abuse and benefit our genuine customers

Please note that some terms and conditions do apply. Any serious issues or defects with your property must be disclosed to us before our offer is made. The T&Cs are in place to protect the company and to prevent abuse of our guarantee - and to ensure that genuine home sellers can benefit from it.

How could the guarantee be abused?

A seller with a really fault property (for example, one with subsidence) could contact us, deliberately not disclose any information about the issue, then agree to sell their home to us, and then wait for us to find out about the subsidence.

Subsidence is a serious property issue, which can take £10,000s to remedy. When we find out about it our position will obviously have to change.

By not disclosing the issue, the seller could try and use this as away to make a quick £1,000, by taking advantage of our guarantee.

The T&Cs are in place only to prevent abuses such as this.

What do the T&Cs mean for me?

Basically, it means that if major issues (such as subsidence etc) are found which had not been disclosed then the guarantee may not apply.

In our experience, 9 out of 10 times that a serious issue is found with a property the seller was already aware (It's very rare we're the first ones identifying a major issue - you'll usually know if you've got one).

So as long as you let our team know in advance about any problems then we can factor it in when we make our offer. This means we can then waive parts of the terms & conditions to ensure you still benefit from the guarantee.

Major issues vs "picking holes"

Please note that the T&Cs are only there because of the possibility of finding major issues.

It's not about "picking holes" or finding minor cosmetic repairs so we don't have to stand by the guarantee: It's solely about preventing the guarantee being exploited. Ultimately, this means genuine home sellers can enjoy the benefits of it.
